From first call to closing, step by step.
Here’s what happens when you ask Everland Partners for an offer, and what we’ll need from you along the way.

The four steps
-
Point of beginning
Tell us about the land.
Use the offer form or call us. The most useful details are the property address or parcel number (APN), the county, and the approximate size. If you don’t know the APN, it’s printed on your property tax bill, or we can look it up from the address.
-
Second corner
We research the parcel.
We review county records, ownership, zoning, road access, flood zone, nearby utilities, and recent land sales in the area. Some parcels take longer to research than others.
-
Third corner
You get an offer.
Our offer comes with a written purchase agreement that lists the price, who pays which closing costs, and the target closing date. Read it, ask questions, and have someone you trust look it over. There’s no pressure and no obligation.
-
Closing
A title company closes.
If you accept, a title company opens the file, runs a title search, and prepares the closing documents. If the search finds back taxes, liens, or an estate that still needs probate, the title company explains what’s needed. At closing you sign the deed, and the title company pays out the funds according to the closing statement.
What we’ll need from you
- Property address or APN
- County and state
- Approximate size, in acres or lot dimensions
- Your name and the best way to reach you
- Anything we should know: back taxes, co-owners, an estate, access questions
A few honest notes
We are buyers, not agents.
We buy land for our own company. Our offers are usually below what a retail buyer might pay after months on the market. In exchange, you get a direct sale with no listing, no showings, and no commission.
Not every parcel is a fit.
Some land doesn’t work for us. That’s fine to find out early, before anyone spends time on paperwork.
Protect yourself from wire fraud.
Before sending or receiving money, confirm wire instructions by calling the title company at a phone number you looked up yourself. Never trust wire details that arrive only by email.
Questions sellers ask us
Don’t see yours? Call (305) 587-5112 or send us a message.
Tell us about your land.
It’s free to ask, and asking never obligates you to sell.
