1. Agreement to these terms
By using everland-partners.com (the “Site”), you agree to these Terms & Conditions. If you do not agree, please do not use the Site.
2. Who we are
Everland Partners LLC buys land directly from owners for its own account. We are not acting as your real estate agent, broker, attorney, or financial advisor.
3. Offers and agreements
Submitting a form or receiving an offer does not create a contract. Any offer is non-binding until both you and Everland Partners LLC sign a written purchase agreement. The signed purchase agreement, not this Site, controls the terms of any sale. We may decline to make an offer on any property.
4. No professional advice
Information on the Site is general and for informational purposes only. It is not legal, tax, or financial advice. Consider speaking with an attorney, accountant, or other advisor about your situation.
5. Using the Site
Use the Site only for lawful purposes. Do not submit information that is false or that you do not have the right to share, try to disrupt the Site, or use automated tools to collect its content.
6. Text messaging (SMS) program
Program name: Everland Partners LLC Land Inquiry Messages
Program description: When you opt in by checking the text message consent box on our offer form or contact form, Everland Partners LLC may send you text messages about your land inquiry, including follow-ups, questions about your property, and offer updates.
- Consent is optional. Consent is not a condition of getting an offer.
- Message frequency: message frequency varies based on your inquiry.
- Rates: message and data rates may apply. Check your mobile plan for details.
- Opt out: reply STOP at any time to cancel. You will receive one final message confirming that you have been unsubscribed. After that, you will not receive further texts unless you opt in again.

- Carrier liability: mobile carriers are not liable for delayed or undelivered messages.
- Eligibility: you must be the account holder of the phone number you provide, or have the account holder’s permission.
- Privacy: see our Privacy Policy. We do not sell, rent, or share your phone number or SMS consent with third parties or affiliates for marketing or promotional purposes.
7. Photos and content
Photos on the Site are illustrative and do not show properties we have purchased. Site content, including text, graphics, and logos, belongs to Everland Partners LLC and may not be copied without permission.
8. Links to other websites
The Site may link to websites we do not control. We are not responsible for their content or practices.
9. Disclaimers

10. Limitation of liability

These Terms are governed by the laws of the State of Florida, without regard to its conflict of law rules. Any dispute about these Terms or the Site will be resolved in the state or federal courts located in Hillsborough County, Florida.
